CONSTRUCTION MANAGER
Overview:
A Construction Manager is responsible for implementing the
construction, commissioning, and project closeout phases of a
development project with an emphasis on establishing and maintaining
project controls and completing projects in a timely and
cost-effective manner. The Construction Manager must have
demonstrated skills in negotiating, be a self-starter, and be a
critical thinker with an intense focus on delivering results against
high standards, directing the work of subcontractors, developing
strong working relationships with general contractors,
subcontractors, inspectors, and other related parties, solutions
orientated problem solver. This requires a thorough understanding of
the investment parameters, resource allocation, and
cross‐departmental leveraging. The Construction Manager will
report to the Project Manager. The Construction Manager will be
responsible for maintaining relationships in the construction
community to provide intelligence.
The Construction Manager will typically manage multiple projects
simultaneously and must be able to work in a fast‐paced,
multi‐task environment, balancing competing priorities and
multiple project assignments. They are tasked with managing as a
General Contractor and Owners Representative.

Primary Duties & Responsibilities:
• Facilitate the development of cost estimates including
conceptual estimates prior to design as well as detailed time and
materials estimates from design documents.
• Accountable for delivering projects including but not limited
to, vendor management, budgets, schedules, communication both
internally and external.
• Prepare monthly forecast to complete and projected cash flow
• Facilitate the development master schedules based on scope,
location, and business needs
• Responsible for coordinating multiple groups both internal and
external.
• Analyze monthly construction contractor schedule updates;
review/approve invoices and pay applications.
• Strong communication skills, both oral and written.
• Independently write reports and correspondence.
• Resource/subject matter expert for real estate during due
diligence
• Occasionally, develop and make presentations to groups to
include clients and public meetings.
• Own change management process with internal stakeholders
• Maintain project cost controls, reviewing and approving all
change orders
• Frequent travel to jobsites required
• Accountable for obtaining permit sign offs
Education & Experience:
• Bachelor's degree in a field related to construction (i.e.,
engineering, architecture, construction).
• Minimum of ten (07) years of experience in construction with
emphasis in complex, fast‐ track, or phased project delivery.
• Minimum of five (5) years of experience as a project lead
• LEED accreditation a plus.
• Knowledge of land/site planning process
• Proficient in AutoCAD C3D, and Photoshop software; or other
applicable software preferred
• Manage competing demands while maintaining quality work

Technical Knowledge & Experience:
• Experience managing multiple trades, collaborating with legal,
and coordinating with municipalities to see projects through to
completion.
• Microsoft Office, Microsoft Project Management
• Knowledge of job site safety.
Physical Requirements:
• Construction sites where temperature, weather and noise may
vary; may encounter electrical, dust, poor ventilation, dangerous
machinery and moving objects and toxic conditions.
• The working environment is subject to pressure for multiple
calls, inquiries, and interruptions.
• Hearing: perceiving the nature of sound by ear.
• Mental Demands: mathematical reasoning, memorization, oral
comprehension, spatial orientation, and written comprehension.
• Sitting: remaining in the normal seated position.
• Talking: expressing or exchanging ideas by means of spoken
words.
• Vision Near acuity: ability to see clearly at 50 m or less
• Position may require flexible work hours and some travel.
