Difference in estate agents in the Netherlands

Unlike in many countries all over the world, estate agents in the Netherlands have to choose who they are working for; the owner of the property or the buyer!

When you arranged a viewing and you are meeting an estate agent at the property, this is most likely not your agent, but the agent of the owner. He or she will help you in many ways and will be very nice to you but the main goal of this agent is to sell the property to you (or someone else) for the highest possible price! This agent is paid by the seller and only working for the seller.

Therefor it is wise to hire your own estate agent who is solely working for you. He can search for properties (also pré-market sales through his network) and will do the survey (research of the price, building state, legal issues, leasehold, association of owners, etc) of the property.

If you start looking for an estate agent to help you, make sure you hire an estate agent who is specialized in buying guidance and house hunting.

Also look for completely renovated pré- market apartment in Amsterdam.
