In most areas of Spain, finding accommodation to rent or buy isn't difficult if your requirements are not unusual. There are, however, a few exceptions. For example in major cities such as Madrid and Barcelona rented accommodation is in high demand and short supply and rents can be astronomical. Accommodation accounts for around 25 per cent of the average Spanish family's budget, but can be up to 50 per cent in the major cities.

Property prices and rents in Spain vary considerably depending on the region and city. For example, an apartment renting for 240€ a month in Seville will cost 600€ a month in Madrid.

The best way to start is to have a look in newspapers; advertisements in shops; college notice boards etc.

Moreover, accommodation or letting agencies are companies that will help you find private rented accommodation. They may charge you a fee once you have found what you are looking for (usually the equivalent of a monthly rent).

Prepare for your Housing Search in Madrid

Despite the big amount of accommodation possibilities offered in Madrid, finding a place to stay can sometimes take a lot of time. Before starting your search, there are several aspects you should take into consideration:

  • Do you prefer to rent or buy?
  • Do you prefer to travel to Madrid for house hunting? Or stay in a hostel or a short-term rental to be able to take more time finding a suitable place?
  • Would you like to live in the city centre (higher prices) or are you ok to find a place in one of the suburbs and commute every day?
  • In terms of rooms and square meters, what is your wished size?
  • When buying it, would you accept a cheaper flat to modernize it afterwards? Or you prefer a newly renovated place?

The rent for a house or flat in Spain is payable monthly. The current prices for an apartment rental are: 800€ for a bedroom apartment in the city centre, and 580€ in the outskirts of it. For bigger rentals, a 3-bedroom apartment in the city centre is about 1.500€ while it drops down to 990€ when located at the city suburbs.

Usually, monthly payments do not include expenses such as: electricity, gas, Internet connexion, TV licenses, etc.

Flatsharing in Madrid

Flatsharing is the most popular option between people who cannot afford a flat. There are different ways and webpages to find the perfect property (Check the buy and rent section to find out more)

However, when looking for a flatshare housemate, the best recommendation is to find it through networking in the circle of friends and acquaintances or through social networks groups.

Hostels in Madrid

Madrid offers a very wide selection of hostels, both in quality and value.

For example, the prices of a bed in a dorm room start from 13€, whereas private rooms fees start from €52 (middle season).

Like the article above says, it's very practical to have a street atlas of the area you're going to live. I think it's even more practical a listings website that integrates the map, so that people offering rooms for rent can show visually where their flats are located to people that may not know the city. For these people, a map showing where each of the housing offers is located might be very useful.

Find an accommodation in agencies
In addition to Segundamano, some agencies can find you an accommodation. E.g. Estate Agency Ali-Bey - C/Recoletos 11 - 1ºB can find a bedroom for 39 euros per mpnth in a share flate. Or they also offer the possibility to find a room in a Spanish family (including food, washing...) but it's a bit more expensive I think.
